The problem

Buying a home in a state you do not live in yet

You asked about one house. Now everyone is calling.

You clicked a listing in Davenport on a Tuesday night in New Jersey, and by Wednesday three different people are calling you about it. None of them has driven that street. None of them can tell you what is behind the tree line on the next lot, or why the house two doors down sat on the market.

Nobody will give you a straight answer on what it costs to own.

The listing gives you a price. It does not answer the questions that decide whether you can live there comfortably.

  • Is there an HOA, and what does it actually cover?
  • Is the community in a CDD, and is the bond paid off or still on the tax bill?
  • What does insurance look like on that build year and that roof?
  • What happens to the taxes once it is no longer a homestead?

A builder's website will not tell you which incentive is worth taking.

New construction here comes with incentives, and the builder's page only shows you the headline.

  • Which phase is this lot in, and what is still going up behind it?
  • Is the incentive tied to the builder's lender, and what does that do to your rate?
  • What does the same floor plan resell for once the community is finished?

That is a conversation, not a banner on a builder's site.

I will tell you which communities are gated, which sit inside a CDD, which allow short term rentals and which do not, and what the drive is really like from each one. I have lived in and worked in ChampionsGate, Davenport and 4 Corners since 2010.

We go through phases, lots, floor plans and what the builder incentive is actually attached to. I know the financing side as well, and I have established lenders who work in this area, so you can put real numbers against it instead of a range off a website.

What it really costs to own

HOA, CDD, insurance, taxes, and what changes in the year after you buy. I will not quote you a figure over email, because the answer depends on the specific community and the specific house. I will walk you through it on the phone for whichever ones you are looking at.

The trip down, planned before you book it

Most people get one or two trips to look. We decide in advance which areas are worth your Saturday and which are not, what can be ruled out from where you are sitting right now, and what genuinely has to be seen in person.

Before you send the form

Do I pay you anything as a buyer?
In many transactions the seller's side pays the buyer agent's commission, but that is not a rule and it is not something I am going to promise you before we have talked. Commissions are negotiable and they are not set by law. What I will do is show you in writing what the arrangement is on any specific house, before you are committed to anything, so there is no part of it you find out about at the closing table.
Can we do this from New York before we fly down?
Yes, and most people do. We start on the phone while you are still up there, narrow the areas down, and rule out whole communities before you spend a Saturday driving to them. By the time you land you are looking at a short list instead of starting from scratch.
Do you work with new construction?
Yes. We go through which builders are active in these communities, which phase a lot sits in, what the incentive is tied to, and how the same floor plan tends to hold up at resale. I know the financing side as well and have established lenders who work in this area, which matters more on new construction than most people expect.
What price range do you work in?
Most of the buyers I work with land between $350,000 and $700,000, and I go up into the $900,000 to $2 million range in Reunion and communities like it when that is the fit. If you are shopping well below that band, tell me on the call and I will be straight with you about whether I am the right person for it, rather than driving you around for a month first.
What happens after I send the form?
I read it myself and I call you from my mobile, 904.894.8606. It will not be an assistant and it will not be someone from a call center. Have three things loose in your head before we talk: your rough budget, when you want to be in the house, and whether anything is already pulling you toward one part of Central Florida over another.
